Planning and Development
Eurobodalla Shire Council aims to protect and enhance the
natural and built heritage of Eurobodalla by managing development
using Local and State Government legislation, and Council's own
policies. Land use planning and development in Eurobodalla Shire is
administered by Eurobodalla Shire Council and the NSW
Government.
The Planning Department at Council consists of two sections. The
Strategic Planning Section develops land use plans, policies and
strategies which together with State requirements, set out the
requirements against which development applications are assessed.
The Development Application Section reviews development
applications.
Council's Building Team, also known as Eurocertifiers, offers a
wide range of advisory services and provides development consents,
construction certificates, reviews complying development and
conducts compliance inspections. Onsite inspections are available
seven days a week through Eurocertifiers.
Co-ordination of policy development within Council and with
government agencies enables greater efficiencies and effectiveness
in pursuing land use goals. The public is involved by raising
issues through their elected representatives and participating in
the formulation and review of land use controls and planning
initiatives.
How does it work?
Land use within the Shire is primarily guided by the
Eurobodalla Rural Local Environmental Plan 1987 and
Eurobodalla Urban Local Environmental Plan 1999 (LEPs).
Land use plans project the future path of land use development.
Development Control Plans (DCPs) further the objectives of
the LEPs by providing detailed land use requirements and
guidelines.
What is changing?
Eurobodalla Shire Council is currently conducting reviews of its

Council's Geographic Information System (GIS), is designed to
assist with land use planning and assessment, and landcare
activities.
Council and various environmental experts have developed a
technique known as Strategic Environmental Analysis (SEA) to
determine the suitability of land for development.
The Strategic Planning Unit have prepared Structure Plans for
Moruya, Greater Batemans Bay and the Batemans Bay Town Centre.
