Local Environmental Plan 2011 - What it is all about
The Eurobodalla Draft LEP 2011 includes a written document and a
number of maps. The most important being the zoning map. The
Eurobodalla Draft LEP 2011 applies to all land in the Eurobodalla
Local Government Area (LGA).
The Draft LEP uses a Standard LEP format required by the
Department of Planning which aims to provide a more consistent
approach to planning and development controls throughout NSW. This
includes new zones, new definitions, compulsory clauses and a
mapping format now required by the Department.
A Local Environmental Study (LES) was not part of the
preparation of the Eurobodalla Draft LEP 2011. In 2006 and 2007 the
Draft LEP was progressed by way of the preparation of the
Eurobodalla Settlement Strategy and a number of Structure
Plans for the main town and settlement areas of the
Shire.
The Draft LEP has been prepared using the existing zones of the
current 2 LEPs and applied the Standard LEP zones on a 'best-fit'
or 'most appropriate' basis. The Draft LEP does however make some
changes to controls for consistency throughout the Shire.
The Draft LEP aims to encourage and enable the sustainable use,
development and management of the natural and man-made resources of
the Shire by:
- limiting the dispersal of rural settlement,
- protecting areas of high conservation value,
- maintaining the character of villages and towns,
- identifying a hierarchy of business /retail centres,
- providing opportunities for employment,
- ensuring adequate integration of infrastructure and
development, and
- conserving items of environmental and cultural heritage.

Public exhibition details
The new LEP will be exhibited from 5
September 2011 until 28 October 2011. The aim of the exhibition is
to provide the community with the opportunity to again review and
comment on the draft LEP. At the conclusion of the exhibition
period all submissions will be considered by council and where
appropriate, changes made, prior to finalisation of the LEP.
The Moruya Administration Building will be the official
exhibition location and have all copies of relevant documents
available in a "shop front" display at:

A hard copy only of the draft LEP text will be on public
exhibition at Council's libraries: Batemans Bay, Moruya, Narooma,
in addition to publicly available computer access for web site
viewing of all other exhibition material. Loan copies of the Draft
LEP will be available at each Library.
Inquiries
Staff will be available for "walk in" public enquiries from 10am
to 11am and 3pm to 4pm weekdays. Appointments with staff can

Following a request made by community members at the LEP
information sessions held in September, Council staff are now able
to confirm that Mr Tom Gellibrand (Deputy Director General - Plan
Making and Urban Renewal) and Mr Brett Whitworth (Regional Director
- Southern Region) from the Department of Planning and
Infrastructure, and a representative from the Office of Environment
and Heritage will attend a special public information session later
this month.
The information session will provide an opportunity for
community members to raise their questions about the LEP process
and the standard LEP Instrument directly with the senior state
agency staff who are responsible for input into the LEP making
process
The special LEP public information session will commence
on Tuesday 18 October 2011 at 6.30pm at the Moruya RSL Hall, Page
Street Moruya.
