Local Environmental Plan 2011 - What it is all about

The Eurobodalla Draft LEP 2011 includes a written document and a number of maps. The most important being the zoning map. The Eurobodalla Draft LEP 2011 applies to all land in the Eurobodalla Local Government Area (LGA).

The Draft LEP uses a Standard LEP format required by the Department of Planning which aims to provide a more consistent approach to planning and development controls throughout NSW. This includes new zones, new definitions, compulsory clauses and a mapping format now required by the Department.

A Local Environmental Study (LES) was not part of the preparation of the Eurobodalla Draft LEP 2011. In 2006 and 2007 the Draft LEP was progressed by way of the preparation of the Eurobodalla Settlement Strategy and a number of  Structure Plans for the main town and settlement areas of the Shire.

The Draft LEP has been prepared using the existing zones of the current 2 LEPs and applied the Standard LEP zones on a 'best-fit' or 'most appropriate' basis. The Draft LEP does however make some changes to controls for consistency throughout the Shire.

The Draft LEP aims to encourage and enable the sustainable use, development and management of the natural and man-made resources of the Shire by:

  1. limiting the dispersal of rural settlement,
  2. protecting areas of high conservation value,
  3. maintaining the character of villages and towns,
  4. identifying a hierarchy of business /retail centres,
  5. providing opportunities for employment,
  6. ensuring adequate integration of infrastructure and development, and
  7. conserving items of environmental and cultural heritage.

Details on the background of LEP 2011 can be viewed under the tabs Background, Informing the LEP and DLEP 2009 review.  Other relevant information about the LEP process and the standard instrument LEP requirements can be viewed on the Department of Planning and Infrastructre website.
