A draft concept masterplan is available.

Draft concept masterplan

We are refining the draft masterplan for public exhibition, but we expect it to be very similar. More details about the masterplan and development control plan will be available during public exhibition.

We have used the community ideas and feedback gathered in December 2021 and January 2022 to prepare a draft concept masterplan. We also continue to liaise with other agencies, Aboriginal community representatives and other stakeholders to refine the draft concept masterplan.

Draft technical reports have informed the draft concept masterplan including traffic options, biodiversity values, bushfire risk, and stormwater analysis. Due to the iterative nature of considering options and feedback, the final studies are not available yet, but they will be available during public exhibition.

Details

Dalmeny Land Release is identified in the Eurobodalla Local Environment Plan 2012 for low density residential development. A Development Control Plan (DCP) must be prepared for the whole of the Dalmeny Land Release Area before the land can be developed or subdivided for sale of individual residential lots.

A DCP instructs the landowner on how the land can be developed with respect to environmental factors and infrastructure requirements like water, sewer, roads and parks.

GroupGSA and Arnold Planning have been engaged to work with Council and the community to prepare a DCP and a masterplan for the Dalmeny Land Release Area. We will be asking the community for feedback on a draft masterplan in early 2024 before a draft DCP is on public exhibition.

Feedback so far

We've invited community members to tell us how they'd like to see the Dalmeny Land Release Area developed. In December 2021 and January 2022 we hosted two workshops and a community walk, and asked community members to complete a survey.

The feedback we've received highlights the community’s interest in the type of development that would be occurring on the site. Particular interest has been shown in the density, lot size and community infrastructure that would be provided in the master plan. While there are always diverse views among communities, we have received a lot of consistent feedback too.

Early 2024: Draft concept masterplan

2024: Public exhibition of draft DCP

  • We will place the draft masterplan and DCP on public exhibition for further community feedback and invite you to read it and share your ideas once more.
  • Final draft technical studies will be placed on public exhibition with the draft masterplan and development control plan.
  • Council will consider all submissions to the draft documents and make a decision about whether to adopt it.

As of 1 March 2022, the 45 existing State Environmental Planning Policies (SEPPs) have been consolidated into 11 policies.

Any references on this page to any of the amended SEPPs outlined on the Department of Planning, Housing and Infrastructure's website should be replaced with the new applicable consolidated policy.
