Planning for development in Eurobodalla

Are you planning development or changes to your property in Eurobodalla? This page will help you understand the important things to consider before you start. It covers important information about the local environment, community, and economy. Following this advice will help you prepare an application that meets Council requirements and protects our environment.

Steps to plan your development

  1. Check your property's zoning on the NSW Planning Portal:
    1. Search your address in the search bar.
    2. You'll find your property zoning under the 'Land Zoning Map' tab on the right side of the screen.
    3. Check your property zoning in the land-use table of the Eurobodalla Local Environmental Plan 2012 to see what you can build or do on your property.
    4. You can also use Council’s online maps to see what you can build on your property.
  2. Understand environmental and hazard risks. Review bushfire, flood, and coastal hazard maps.
  3. Follow relevant planning codes. Use the Eurobodalla Coastal Hazard Code and the Coastal Management Plan if your property is near the coast.
  4. Prepare your application. Include any environmental or heritage reports you may need.
  5. Lodge your development application online through the NSW Planning Portal.
  6. After you pay the development application fee, you can track your application on Council's website.

  • Eurobodalla is home to many threatened plants and animals.
  • Our bushland makes the region a beautiful place to live, but it can also increase bushfire risk. Council works with the community to balance development with the environment we all value.
  • Our coastline stretches for about 110km and includes over 50 beaches. Good coastal management helps control erosion, reduce storm damage, and manage sea level rise. This keeps our coast safe for everyone.
  • Wetlands, waterways, and green corridors are also important. They keep water clean and provide safe spaces for wildlife. Any development near these areas must include steps to protect them.

  • Eurobodalla’s population is getting older, so we need more suitable housing and services for seniors. We also need to keep housing affordable for everyone. Many young people move away for work or study, which affects community life and housing demand. The Housing Strategy sets out actions to help meet these needs.
  • Tourism also impacts housing because many property owners use their homes for short-term stays.
